Financing a home is a one of the most technically challenging components of the homebuying process. Housing counselors are positioned to help clients understand and obtain financing but must first understand the mortgage loan options. While some clients may access conventional loans many or even most will rely on government mortgage loans. This online self-guided course will help counselors obtain an in-depth understanding of government mortgage loan programs to better assist families with homeownership opportunities. The learner will review program eligibility for common government backed and direct loans, review standard government loan qualification criteria and explore loan program options for underserved markets using government direct loans.

This course will examine various government loan programs, their intended audience, and unique requirements. These include FHA, VA, and USDA loans as well as targeted options such as Native-serving mortgage products.

This self-guided course will help housing counselors to increase their knowledge of how to assist mortgage ready customers but also explore how to help clients become mortgage ready and identify opportunities such as down-payment assistance programs to help meet these needs.
